However many bedrooms your property has (YES – even if it has only one!) you now require a Home Information Pack (HIP) before you can place it on the market.

A HIP is intended to provide a buyer with all the information that is needed to make an informed decision about purchasing your property, so the more informative the HIP the greater the likelihood that your sale will proceed smoothly and swiftly.

We will provide you with a HIP, tailored to your particular property, which belongs to you so that you are free to market your property with whoever you wish.

We want you to be fully informed and aware of all of your options regarding both what must - and what should - be included in your HIP.

A HIP must include the following compulsory elements:-

  • Home Information Pack Index
  • Energy Performance Certificate
  • Sale Statement
  • Standard Searches
  • Evidence of Title
  • Additional information for Leasehold and Commonhold sales, where appropriate

We can prepare a complete basic HIP for £370.00 plus VAT and we can advise you about any additional documents you should consider including in the HIP you need for your property.

Remember, your HIP belongs to you and there is no obligation for you to instruct us to do your Conveyancing. However if you do instruct us to do your Conveyancing a credit of £50.00 plus VAT will be allowed against your Conveyancing fees.
